Knowing a roof's age helps owners plan maintenance and replacement, and it is often requested by insurers, lenders and buyers. Because few homes have complete records, age is usually established from a combination of documents and physical evidence.
Records
- Building permits: many municipalities record reroofing permits, which can be searched by address.
- Previous owners, sellers' disclosures and home inspection reports from earlier sales.
- Contractor invoices and warranty registrations; manufacturer warranty registrations record installation dates.
- Insurance records and claim histories.
- Aerial and street-level imagery from mapping services, which can show when a roof's colour or material changed.
Product evidence
- Manufacturer markings: some shingle wrappers, underlayment labels or tile backs carry date or batch codes; leftover materials in garages or attics can help.
- Product identification: discontinued shingle styles, tile profiles or panel types can narrow the date range; specialist services identify shingle products from samples.
- Construction clues: the type of underlayment, nails, flashing and vents can suggest an era.
Physical condition
Inspectors estimate age from wear, but this is the least precise method because climate, slope orientation, ventilation, colour and product quality all affect weathering. For asphalt shingles, indicators include granule loss, curling, cracking and loss of flexibility. For wood, weathering colour, splitting and erosion. For metal, coating chalking, fading and corrosion. For slate and tile, the age of the roof covering may be far greater than the age of its fixings, battens and flashings.
Limits
Physical estimates should be expressed as a range and with caveats. Insurers in some regions require roofs over a certain age to be inspected or rated differently, so documentation can matter financially. A roof's remaining life depends on condition, not only age; a well-maintained older roof may outperform a neglected newer one.
