## Key facts

- **Common recommendation:** Inspect at least twice a year and after storms
- **Safe methods:** Binoculars from the ground, attic checks
- **Key tasks:** Gutters, flashings, attic, drains, vegetation

Routine maintenance catches small problems, such as a blocked gutter or a cracked boot, before they cause leaks and rot. Industry bodies in North America, including the National Roofing Contractors Association (NRCA), commonly recommend inspecting roofs at least twice a year, typically in spring and autumn, and after major storms. Seasons below follow a temperate Northern Hemisphere pattern; adjust for local climate, wet and dry seasons, or cyclone and monsoon periods.

Much of this can be done from the ground with binoculars and from inside the attic. Work on the roof itself should only be done with safe access and fall protection, or by a professional.

## Spring

- Look for winter damage: lifted, cracked or missing shingles, tiles or slates; displaced ridge pieces.
- Check flashings at chimneys, walls, skylights and vents.
- Clear gutters and downpipes; check that outlets drain freely.
- Inspect the attic for stains, damp insulation, frost marks or mould.
- On low-slope roofs, clear drains and scuppers and check for ponding, blisters and open seams.

## Summer

- Note any moss, algae or lichen and plan treatment.
- Trim overhanging branches.
- Check sealants and pipe boots, which degrade in sun.
- Confirm attic ventilation is not blocked.
- Schedule any repairs while the weather is dry.

## Autumn

- Clear leaves from gutters, valleys and roof surfaces, possibly more than once.
- Check that downpipe extensions carry water away from foundations.
- Inspect for animal entry points before winter.
- Check chimney caps and spark arrestors.
- In snowy regions, confirm ice-barrier details and attic air sealing.

## Winter

- Watch for ice dams and icicles at eaves.
- Use a roof rake from the ground to remove heavy snow on low eaves if needed.
- Check the attic after cold snaps for frost and drips.
- Avoid walking on frozen roofs.

## After storms

Look for debris, missing pieces and dented metal from the ground, document damage with photographs, and arrange an inspection. Keep records of all inspections and repairs, which help with warranty and insurance questions.
